In 2026, only 3.4% of total single-family home sales across the 12 counties analyzed were waterfront properties, proving that not only is this market desirable—it’s truly rare. From year-over-year changes in important data points, from median sales prices to inventory levels, the report highlights how market trends ebb and flow throughout the 12 counties and 16 communities reported on.
In examining the 16 communities across the Puget Sound region, there was ample variance in pricing from 2024 to 2025. In Bellevue, the median sales price there was a 29% year-over-year increase in the median sales price, increasing from $3,862,500 to $5,000,000. However, communities like Sammamish and Issaquah (combined for our reporting purposes), saw a price correction in 2025, with a 19% year-over-year decrease in the median sales price. As distinct as these homes are from non-waterfront properties, they are as distinct from each other. In San Juan County, the average for days on the market was 133 days, compared to Kirkland, where the average was 51 days. These markets move at different paces, with various factors like buyer demand, inventory levels, and pricing affecting how quickly properties close.
